Let's Talk
Selling your home

Sold to the buyer who will pay for it

The buyers paying the most on this coast are increasingly American, British and northern European, and most of them start looking from abroad. I bring your home in front of them, in their language, and look after them until the deed is signed.

You get one person who prices it honestly, presents it properly, hosts the viewings, and tells you plainly what every offer is worth. If you are selling from abroad, you do not need to fly in for any of it.

How it goes

From first visit to the deed

  1. A visit and a straight valuation

I see the house, compare it with what has actually sold nearby, and give you a price I can defend to a buyer, not the highest number that wins the listing.

  2. The paperwork, checked early

The property record, land registry certificate, habitation licence and energy certificate. Missing papers are the most common reason a sale stalls, so we find out now rather than at the deed.

  3. Photographs, video and a 3D tour

Professional photography, a video and, where it suits the house, a walk-through tour that a buyer in New York can take before booking a flight.

  4. In front of the right buyers

Listed with Porta da Frente and the main portals, on this site, and with the buyers and agents I work with in the United States.

  5. Viewings and offers

I host every viewing, in person or by video, qualify the buyer before they come, and negotiate each offer with you until we reach the promissory contract.

  6. Through to the deed

I coordinate the buyer's lawyer, the bank and the notary until the deed is signed. If you cannot be here, a power of attorney lets you sign without travelling.

Worth knowing

Before you decide to sell

  • Selling from abroad

Many of my sellers live elsewhere. I keep the keys, host the viewings and send you an update after every one.

  • Tax on the sale

What you owe on the gain depends on your residency and how long you have owned the property. Andreia de Deus Rijo, the Lisbon tax lawyer I work with, can tell you before you agree a price.

  • The energy certificate

A home cannot be advertised in Portugal without one. If yours is missing or out of date, I arrange the assessment.

  • Discretion

If you would rather not see your home on the portals, I can show it privately to buyers already looking for something like it.
