Andreia de Deus Rijo

Principal Associate, Tax · Antas da Cunha Ecija

Andreia practises domestic and international tax law. She advises private clients and companies on how to structure an investment, on corporate reorganisations and financing, and above all on double taxation and on the direct and indirect taxes a transaction triggers.

She also plans tax for wealth management and succession, which matters the moment a house in Portugal becomes part of an estate governed somewhere else. When a dispute does reach the tax authority, she represents taxpayers before it, in the courts and at arbitration.

She trained from 2015 in the Tax and Private Clients team at Caiado Guerreiro, joined Antas da Cunha Ecija in 2021, and is a member of the Associação Fiscal Portuguesa. She writes on tax law as well.

I am not a lawyer, and nothing on this site is legal advice. When a question needs one, I bring Andreia in. Marina Wanner Real Estate Advisor, Wanner Luxury

Why it matters

Where Portugal is different

An American buyer arrives expecting escrow, a title company and an agent who steers the paperwork. None of those work the same way here.

    The promissory contract

The first binding document is usually the CPCV, signed with a deposit weeks or months before the deed. Walk away and you lose the deposit. What it says about conditions and deadlines needs reading before you sign, not after.

  • 02

    Tax before and after

Transfer tax and stamp duty are paid before the deed, then municipal property tax every year. How your home country taxes the same property, and the rent from it, is a separate question with its own answer.

  • 03

    Whose name it goes in

Buying alone, jointly or through a company changes what you pay now and what your family inherits later. Portuguese inheritance law reserves part of an estate for close relatives, which surprises most Americans.

The first call costs nothing and commits you to nothing. Some of my clients booked one two years before they bought.
